But the real story is not simply the number of apartments. It is what it takes to operate them.
Behind every stay is a system of sourcing, setup, furnishing, pricing, guest communication, housekeeping, maintenance, quality control, team coordination and problem-solving. This is where much of what I know about operations was learned — not in theory, but in real time.

I entered this industry without a personal mentor and without a family property portfolio waiting for me.
By dealing with cleaners, contractors, landlords, agents, maintenance, pricing, cancellations, check-ins, check-outs and the hundreds of small decisions guests never see.
Eventually, one apartment became several. Several became a portfolio. And the portfolio forced me to become something more important than busy:

The shapes below are the stays this portfolio takes. Every booking shown anywhere on this page corresponds to a real Marlex reservation — nothing is written to fill a space.
London. A fortnight is long enough to need a working kitchen, a real desk and a washing machine.
Corporate and extended stay. A month is a tenancy run on hospitality standards.
Canary Wharf. Two nights, and the standard has to hold on the shortest booking there is.
A returning guest. The one number on this page nobody has to be told about.
Extended accommodation, booked without a platform in the middle.

Guest rating
Reviews are not decoration. They are feedback on whether the operating system is working where it matters — with the guest.
A 60–90 second founder documentary — not an advertisement. Send the footage and it replaces this still.
People see the finished apartment. They don't always see what it takes to keep more than 55 of them moving. The calls. The cleaners. The maintenance. The bookings. The linen. The inspections. The guest who needs an answer now. This is the part of entrepreneurship I love — taking something complicated and building a system that makes it work.
Running multiple properties taught me very quickly that delegation is not simply giving somebody a task.
People need standards. They need ownership. They need information. They need to understand what "good" looks like.
The objective is not to build a business where Marie solves every problem. It is to build an operation where the right person can solve the right problem at the right time.
Guests may never stay in the same Marlex apartment twice. But they should recognise the standard.
Bookings cancel.
Things break.
Cleaners call in sick.
Guests change plans.
Maintenance happens at inconvenient times.

A property that looked perfect on paper can behave differently in reality.
Marlex taught me not to build businesses around the assumption that everything will go right.
Before a new Marlex apartment is fully opened to the public, we test the experience.
Because an operator sees things differently when she stops looking at a property as its owner or manager and starts experiencing it as the person paying to stay there.

Marlex gave me the classroom.
Years of sourcing, setup, bookings, guests, mistakes, operations, systems and problem-solving gave me the curriculum.
Digital Property Boss Academy came later. I created it because I knew what it felt like to enter this industry without a personal mentor and learn expensive lessons the hard way. I wanted to build a clearer road for somebody else.
Marie says she has since helped more than 400 people enter the Airbnb and serviced-accommodation business through her coaching and education.
